Then I got lucky to marry someone like minded (and I recall the Millionaire Next Door (great book) also found that having a good "defense" or saving money was a key, common theme of the high net worth accumulators of wealth in the US)...Back to the question, I saved some money, but then I did not just bury it in the back yard (where you actually lose money due to inflation, or even put it in a savings account which also loses money relative to inflation), but I read Peter Lynch, Warren Buffett, John Bogle and put what little I saved (and we saved post marriage) into quality stocks and index funds...

I recall reading an article or blog post about an investor giving their child a wedding gift of pre-paying their first year's mortgage principal.

A variation on the theme which I considered but chose not to use would be, instead of buying the appliances, window coverings, bathroom finishings and landscaping, I could have given the tenants an “upgrade” budget, where I still approve and pay for stuff, but they pick it out and choose the installers and landscapers and painters.

There is a common and very bad theme that title agents themselves can create and prepare security instruments and notes and they should not by any means.  

I'm not taking that as a bias - the overall theme of your post (finding a real estate agent that you can work with, etc) for the future to come is pretty much what I assumed.
