Hello Everyone,I am questioning whether installing Water Softeners into my rental unit in Mound MN is worth it.

I already owned a home not on the water.

It includes high-efficiency HVAC systems, contemporary LED light fixtures and multiple tankless water heaters.

It’s also water-resistant, making it great for any spills or moisture issues.

Again, not sure on your market but if the empty lot is so far out of town, then who would be your tenant pool?

I can tell you these facts:SFH lots of times do not qualify for max cash out options b/c the rent can'y support the max loan payment.2 - 4 unit houses always have a 1.5+ DSCR and never have a problem affording the max cashout...STR rental structures blow LTR rental structures out of the water. 

If you want to make it easier, look for one where it's all direct replacement meaning the water and gas and appliances are staying in the same place - less permits and less cost.

I do not unless it is an emergency so the pipe bursting recently was flooding their home and unfortunately they didnt know how to turn the water off regardless that I told them how before etc! 

If your goal is get maximum rents then you need to have the largest pool of students available looking.
