Some work I would need done would be some tile replacement in a bathroom shower, a leaky sink faucet replaced, and kitchen fan replaced / fixed, and possibly (I am undecided here, depends on how much the previously-listed runs for cost) some framing done - My property was originally built as a single-family home and split into a duplex, but shutting off / sealing off a door, which is still a door.

I specifically do not allow more than 2 occupants per bedroom, so it would have to be a single parent with a child to even occupy a one bedroom unit.

I did deed research and found that it has a affidavit of heirency (was inherited by child of deceased father) and a tax lien contract (county tax lien was sold to a tax lien loan company and the owner now has a payment contract with the loan company).Would appreciate any insights from your experience of such deals.My main question is, how might I go about having an LLC or trust purchase the the tax lien contract so that the property remains encumbered after the property is deeded to my land trust.

In most cases people get a large up-front deduction in a year they typically don't have much income or they have such a large deduction they lose all benefits of other tax attributes (itemized deductions, child tax credits, etc).

Many times, they have not seen the property until their child is moving in, then they are upset if it isn’t perfect and move in ready.
