Another thing is not to rush I was in a rush to jump into RE but I'm glad I did it's all a learning process on what not to do for next one. 

I would love to hear from other more experienced in the field about alternative ways to financing that I should consider besides the HELOC, maybe also hear from investors on how the process of bringing investors onboard works.

We are new so funds are very limited, is there a process you guys use to make sure legalities are set up right, and can they charge on the close of the deal?

But I generally don't find that clients need to spend that much money on the process when some simple coaching can make them comfortable in their search.

However if you understand the process already and what you're trying to achieve and just looking for someone to do it for you, then I would search a bit more to price compare and then make your informed decision.

There system has been helpful for someone with no prior experience in the process, from finding properties, lenders, insurance agents, CPA's, attorneys, etc.

I know real estate is a long term play but you never know when you'll need access to that capital.There are turnkey companies out there that handle the entire process for you from top to bottom so it makes for an extremely passive investment.

Experience depends on who you deal with - the cleaner the loan file and more organized your paperwork the smoother the process with any private lender.
