I'd also still be looking for an appealing property that would make a great long term hold and cash flow well 2-3 years down the road with increased rents.Are you having trouble finding good cashflowing properties or do you just anticipate the value in the SF area to continue its upward trajectory?

Rates and their trajectory will be uncertain,  but a good deal is a good deal, even if values stay flat or even reduce a little in the short run.  

I also knew this historic, large property neighborhood well and the trajectory of the area.

If I were to use hard money and refi into DSCR, I'm still leaving more money in the deal than I'd prefer.So I'm also considering fix and flip; as that seems like the "easier" route for the trajectory of my portfolio. 

I think that SFR in most markets will see relatively level pricing with a slightly upward trend in 2015 and are likely to see continued upward trajectory for the next few years.

It is making sense when the future is following our future trajectory in the past, seeing appreciation after FED increases money supply in 2020 is not something that’s unexpected.BUt after FED increase rate and reduce money supply we definetely has to do more DD as our assumption model has changed. 

Once those have been established you can ask yourself the question, "can we accomplish these goals on our current trajectory."
