Not being smart enough to realize there's toilet paper at every gas station not to mention the 24 hour Walmart and the 5 grocery stores right down the street.

Check and proactively replace all of the toilet flappers and check flushing mechanism to make sure its flushing efficiently. the flapper(s) could have likely degraded and the bad seal might slowly leak into the bowl and cause a frequent refill of the tank. flappers usually need to be replaced every 5 years anyway since they degrade. toilets have always been a cause for high water usage in one of my condo buildings.

I think it's smart to use an estimate on the lower end of the three sources, just to make sure you aren't counting on a level of rent that might not pan out.

Should be able to find some properties that rent for 2% of price out there.Benefit of out-of-state investing is that I'm never tempted to fly to NY to try to fix a toilet, it forces you to build a scaleable business with a solid team.
