In the last few month we had 2 visits of officers from the Special Enforcement office, the first time I spoke with them they said they were just trying to see the airbnb listing to make sure it was in compliance with their requirements, I had guests in the room and I didn't let them in.

actual mortgage, actual taxes, actual insurance, actual capex.with that said it will probably be closer to the 50% rule than using teeny tiny percentages for vacancy, repairs, capex, etc.
