My strategy right now is BRRRR SFH's and/or 2-4 plexes on the near east side of Indy (Brightwood, Irvington, Warren Park, Fountain Square, and anywhere in between), but I'm open to SFH flips and/or other areas of Indy if the numbers are attractive.

Fountain Square is a gr8 transitional Indy nabe; however, I have seen full rehabs for sale anywhere from $75-95/sq ft., even in desireable North Square, so I was wondering about the ARV you used @$111/sq ft?

I'm new enough that I'm not quite sure what a CAP rate is, but this seems like a great deal.The area where the house is (Fountain Square, Indianapolis) is hard to comp too.
