You are required by both state and federal law to remediate any lead-containing products (paint, putty, etc) and obtain a de-leading certificate.If you have a handicapped tenant or applicant, you may not refuse to rent a unit to him or her.

Unless they formally agreed to make the repairs you're asking, the only other way you had a firm contract was to accept it 100% as is and proceed based on the original contract - sans request to remedy addendum.If they never agreed to your repair list, they are fully within their right to back out.

When tenant causes the damage, give them WRITTEN notice that they are responsible for the damage and they have XX days to remedy the situation at their cost and submit to an inspection.

RIGHT OF TERMINATION AND RE-ENTRY:In the event of any breach of payment of rent or any other allowed charge, or other breach to this lease, Landlord shall have full right to terminate this Lease in accordance with state law and re-enter and re-claim possession of the leased premises, in addition to such other remedies available to Landlord arising from said breach.I already reached out to her and told her she needs to get the pets out of the property of which she replied that it was for a friend who was out of town for the weekend and the pet will be gone today.What can i do if i find out there are still pets in the property.
