I also think you have been fault if it has been months since the tenant paid and you allowed it to slide.

That said, you would need to be able to show that you sought alternative means of coverage, and were either subsequently denied - or would have been required to pay substantially higher premiums.

Those expenses are coming no matter what....but sometimes delaying them too far ends up costing you more.Its very easy to get into cruise control and let things slide too far because its the easy pathYes, kicking this guy out is going to cost you some $$ in the short term, but in the long term it may make you more.

Lot is 75k, which includes all of the work the sellers have already completed in addition to all of the custom windows & sliding glass door for the proposed home.

As I'm researching properties for us, I'm left wondering how this transaction will go down and how I'd pay him.To make numbers easy, let's say we find a $100k MFR and we want to go in 50/50 on the $30k downpayment as well as the subsequent mortgage on that property.  

Do you slide the newly acquired and renovated property to your PM for them to place tenants? 

I was advised to go with a smaller brokerage but the sliding scale split seems a bit much.
