What I have done, is tell them simply, you bought it as foreclosed property, and you want to offer them a little amount of money to leave willingly, some go for it, and some are more stubborn, so you have to negotiate to "buy them out"

@Federico Gutierrez congrats on your first year and your choice to build a career that can last a lifetime.you have two very different things going on in your questionOne is what did you miss because your stubborn as a principal.and the other is Real Estate agents frustrations with buyers who say one thing then waffle. much of the waffling can be alleviated in your initial presentation to your buyer.

i too began looking at real estate back around 2011. and as@Chris Milan mentioned i was lured in by a a great salesman i saw on tv. the great thing is being as stubborn as i was back then. i decided to post pone my entry and become a Realtor so that i could know the in and outs of the business by the legal side of things as a real estate agent. so yes they aren't kidding when they say not all Real Estate Agents are the same.but i digress i learned the hard way how muddy it is on that side of the business. but because of this i hesitated. then became active communicating with others in the business and i incorporated my LLC last year.

not to mention all the money you lost with no rentso your trying as a landlord to get 1000 a month when 900 would fill it.. but 900 does not match your goal of 200 a month positive .. so your stubborn.. 3 months 6 months go buy and now you lost 3 to 6k.... even if you can get the 1000 your out 6k it will take you SIXTY 60 months to get made whole instead of renting for 900 day one and being under market and maybe keeping tenant long term.the risk of theft being real.. vacant houses are an extremely liability. this makes zero financial sense other than wanting to hit a cash flow number and by god your going to do it even if you lose THOUSANDS doing it..
