Bird in hand is better than 2 in the bush, especially when the two in the bush do not have the money.we are seeing a lot of companies now try and get seller financing and then arbitrage it to renters - similar to STR arbitrage but just arbitrage it with a loan and collect the rent and if the tenant stops paying they walk away and you are stuck with the home, the foreclosure and the subsequent eviction.

If you are in that boat, nothing is stopping you from making an offer with a financing contingency.

Currently I have about $1M sunk into a previous business venture, so I expected I would have to pull some equity out but wanted to explore all options first. 

Kudos to him for doing it, but his rules and his dogmatic approach is also the same thing that made Open Door Capital a horrible venture because they skip over being pragmatic.

What I am wondering is there a way to structure the ownership of my LLP's to stop having to legally pay taxes in Canada and only in florida .

Have yet to see any of the posts mentioned, so they must have stopped years ago. 

Next time I am in town I will stop by and check out your work.

Then if they don't' pay and don't want to move, you have to evict which in Chicago means 6-12 months and/or "cash for keys" (landlords please stop doing that it just incentivizes these people).
