Class C stay indoors, don't answer the door for solicitors, and don't spend a lot of time with neighbors. 

Indeed, to stay in compliance with fair housing, you need to treat each tenant the same, so that's something to keep in mind. 

There is growing industry and plenty of tenants looking for a place to stay. 

If prices stay the same and I were to rent, I would be out of pocket for the entire HOA fee.

@Mike Gi be sure to check Airbnb longer stays and Furnished Finder to see what your competition's pricing and decor are like and make your properties pet friendly if you can as this is always a way to out compete the competition.

Or go the motor home route. ( wife does not care for the motor home route though) Or just do what we do now.. fly to where we want to fish stay in hotel and hire a guide !!!..

Hence, your goal should be staying on the first page as long as possible instead of picking up a few bookings from different places.  

All I can say is stay away from Logic PM.

You'll be tagging transactions throughout the year with categories that fit the Schedule E so when tax time comes (if you stay on top of it) every deposit and expenditure will already be categorized and it's quick to create the Schedule E and/or run P&L reports any time you need to.
