In my area specifically most investment type property listings are properties that were purchased 1 to 2 years ago.

We are specifically interested in multifamily properties (2-5 units). 

I haven't taken it, but would assume it was at or near their best stuff...the inability to ask the specific questions you had might have taken a part in that.

Namely, that if a tenant (in this case accompanied by a whole family) ends up stop paying rent and I would be on the hook for both covering the mortgage and dealing with open ended legal costs and time.

Another route could be private lending, where you provide capital to other investors in exchange for interest returns.Have you considered any of these options, or are you leaning toward a specific strategy?

Much of the negotiations during due dilligence depend on demand for that specific property- hopefully your agent has build leverage in to your contract that they can use to help you with this piece.
