If you bid per job, ask them how long it’s going to take, add a week to that and make a penalty for each day job isn’t completed the contractors tend to  sing a different tune lol.

I slammed on the brakes and asked buyers agent to reach out to sellers agent and request mold testing which we had initially decided not to, but when said tenant kept singing this song, I was like, wait a minute, nope, lets figure out whats going on here before I bite more than I can chew.

For example, if their credit score isn't stellar due to a bk, student loans or medical debt, they should be making 4 times income to rent and have the previous landlord singing their praises as a great tenant.Screen carefully.

If you have a good lease it should have a clause saying tenant should not install anything to premises without landlord permission and anything affixed to property becomes property of landlord upon vacating. if you know they wanna do it, have them sing an addendum stating that it must be installed by a professional installer (probably the company she buys it from) and that when she leaves it becomes your property, unless you want it removed, in which case she would have to pay to repair any damage. however, I imagine it might be a nice plus to tell future prospects that the house is wired for a security system.

Among the places, I love Essex county( Montclair, Glen Ridge, south orange, maplewood, etc.) the most, but they are getting expansive every singe day.

The offer has just been accepted and sing for 10K for both, and 15k when we sign the P&S, P&S it hasn't been signed yet. seller wants me to close the open permit that the previous owner had left open, so since they got a great deal I want them to handle the electric open permit.
