I’ve received a number of responses from investors essentially stating that they use a simple buy/rent/hold approach in small residential properties, and have accumulated net worths in the 1 - 3 million $ range starting with just one mortgaged SFR. 

DIY Cost seg are better for smaller properties. 1.

So ok, here ya go, I started the journey for ya with the simple google search below, how about ya take me up on the advice and digging deeper to find out the reality and how wrong whatever BS source of opinion you were using was (it was MSNBC wasn't it....)

@Kelsey Vander Meulen why not hire a PMC to manage two of the units and you DIY manage the 3rd?

The IRR only view is just too simple and other assumptions are too generic.The reality is you always want your money sort of levered with assets against the USD.

BRRRRs are not simple.  

Most self managers are intimidated by the process and put up with stressful issues like this for years and never take the simple, obvious steps.

I'm asking specifically because I am thinking about throwing a treadmill or elliptical machine in the living room if the person wants to exercise a little while they're there.The unit isn't huge (around 1k sq feet) and it will probably look tacky, but I was wondering if other people have found value in providing some simple exercise equipment, even if it seems out of place.

So unless I can do a podcast on a simple zoom and one were they send me the zoom invite I cant do podcasts.. 

I have allowed them to do this for the past six months, and I haven’t really received a valid excuse or reason why it’s happening besides a simple “sorry.”
