Anything thinner will telegraph the highs and lows. 2) if you need or want to glue down and heat or moisture is a issue, DON'T use a pressure sensitive adhesive EVER!

Cheryl,My experience is that they can be great tenants but tend to be very price sensitive and we make better margins when we just rent on airbnb.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

In the past, I have employed them through recommendation from my acquaintance or neighbors or just through yelp but the current tenant is a little bit "sensitive" (paying rent timely and not trashing the place so no big deal so far) and has repelled many of the repairmen that I have used in the past as "unprofessional" (they can definitely get the job done/fix the problem but the tenant will dispute with them for e.g. being late, not good at communication, or "cutting corners").

This is not really any different from any other REI source but it is very important to get right due to the limited information and time sensitivities of buying at the auction.I have to say while we regularly buy in multiple counties (4 this month), Harris seems to be especially competitive as are Dallas, Tarrant, Travis and Bexar.
