I always thought that the assumption of mortgage meant that they essentially replace me as the initial party paying off the mortgage and now they pay the monthly payments and have the title.

You'll need some practice, and to slide the scrap piece around tapping as needed, you'll also need to replace the scrap piece most likely after a couple hours of uses.- Most annoying - there could be a slightly crooked or twisted piece from manufacturing that you didn't notice and then installed and threw off the whole floor.

Because you have to keep the same taxpayer as owner from the relinquished property to the replacement property I'd worry that the legal protection you'd want for a development TIC won't be there.DSTs have high fee but probably are the best path forward for someone who wants to be fully passive and avoid legal risk.

Current plan is to rip out the carpet, it's trashed, and replace with LVP (one of the four colors, not sure which is best to choose... see attached image), replace the laminate counter with granite.
