hold some of that initial 100,000$ for reserves. if you spend it all and something goes wrong you wont have time to accumulate profit the first year to really afford to fix anything. then you'd be dependent on personal income or another loan to fix the issue if one arose. play it slow and safe at first while you figure out the game and take some initial hard knocks that are bound to come.

To be honest, this feels overwhelming, especially knowing I couldn’t pay it all off quickly if I had to.Out of that $900K, about $500K is tied to 30-year mortgages on my rentals, with interest rates ranging from 2.99% to 4.375% and 400k on primary at 6% 30 year.My total monthly mortgage payments are $5,500 on my rentals, and my long-term rental income is $6,850, giving me a monthly surplus of about $1,300.

And by the time he was ready he had the complete model for what the program was teaching and from what I could see it worked for him.. the 40k training stuff that is done through up sell IE come to free seminar  then go to 3 day training for a few grand then come to 40k program those will have fall out rates in the 75 to 90% range for those that invest in those trainings from what I saw..
