@Luis Maza Just like there are quality contractors out there and those that are not, the same applies to wholesalers.

(Even if it feels like overkill now, the plan is to do a "lite version" of the system and build out later).Anyway, My question (for the crew here) is really  more about actual workflow.... i have my tools chosen, but despite what they all promise (efficiency) I feel like I'll be bounching from "use this to acquire a tenant", "use this to vet / quality / sign a tenant", "use this to communicate with a tenant"... 

My goal changed from acquiring more inexpensive properties to looking at real estate as a store of wealth - quality over quantity. 

On paper looks great, in reality too much hassle, not as great quality tenants, and what you're seeing: too much competition. 

We ensured every home had a wide collection of quality cookware, spices, coffee, etc.

Never mind the quality customer service you get from an LO who is more incentivized to close your loan rather than a W2 employee who is paid hourly with small commission bonus. 

3) If a flipper, what was the quality of their renovations?

Just get a quality camera.
