After that, it is easy to take them to Small Claims; even if you can't garnish their wages or levy their bank account, at least you will have a Judgment against them and here in CA, that Judgment plus the eviction (Unlawful Detainer) will stay on both their court records and their credit report for 7 years.

Generally, if they actually have an "eviction" judgement, then a PM had to file an unlawful detainer because the tenant stayed in the property after the lease was terminated.

These guys got what they deserved and there is never enough punishment to make up for this openly criminal behavior.Unfortunately, upfront fees and due diligence cost are a reality and anyone pursuing a commercial loan needs to be aware that just because a lender or mortgage broker asks for an up front fee, does not mean that they are crooks.
