Its the tug and pull of not enough inventory then everyone jumps in and floods the market. 

Seems like you just pulled .60% out of thin air without considering any expenses that you will have.

But we just can’t pull the trigger on anything.

I checked out ab968, looks like pre / foreclosures might be a good way to go if I can find them. thanks everyone for the responses, really great info. im actually starting to see more deals on properties in need of renovation so I’m hopeful I’ll be able to find some good flips when I’m ready to pull the trigger  

Either a neighbor, cleaner, or some trash companies you can pay extra to pull the trash cans out for you.  

We pull at least 50,000 records per month consisting of high equity and preforeclosures.

And when I go camping pulling the trailer I would still be a commercial vehicle .

There was an apartment building where the junkies used to pull out the medicine cabinets and throw their used needles into the wall to hide them.

My title rep pulled a property profile on the house and it shows as a 2/2. 

They market it , rent it and maintain it for you but they keep 50% of your profits and limit you from using it for more than a few months a year  under their contracts , contracts are usually for 3 years , if you put it there you can not pull it out.
