At some point in time if you can not raise rents considerably higher and pull the equity you will need to sell otherwise the dead equity will turn the property into a liability.

While as a general rule it would take quite a bit for me to report something (I have not to this point) there are plenty of people who sit around just reporting silly things like "The font of the brokerage number is not as pronounced as the cell number" or "Doug is licensed as Douglas".

CON: Because I use cash I either have to season for 6 months or opt for Delayed Financing Exception and capture only purchase price leaving my rehab stuck in the deal as dead equityI know there must be a way to circumvent the seasoning period by simply adding the rehab + purchase into the deal from the beginning.

This is sort of dead money because I am now paying a pref return on this money even though it's not being put to work on a count of I can only renovate units as they turn over.The other options are to renovate units with the property cash flow which seems like the wrong way to go about it - and that still doesn't alleviate the problem of property renovations eating into CoC returns though it solves the problem of "dead money".The last solution I can think of is to raise the money year by year as you need it which presents other problems.
