I suspect the rain, wind, or possibly a tree limb caused pre mature failure of the roof.

The "getting in touch" with tired owners part is becoming hard to do.

I have written about this topic a lot, because its an often confusing and tiring conversation for most.The facts are easy thought;If you want to be hands on and very involved (i.e. reviewing paperwork, interviewing trades, selecting materials, etc) then you shouldn't hire a GC.

I am trying to find the best information to include in marketing material targeted to people that don't want to manage their rentals anymore or are tired of their current property management company. 

I have had a couple of showings with some who filled out the profile and wrote a note and had one more that cancelled because “both tire and spare were flat.”

(Side note telling them your criteria helps them see you are a serious investor and not a tire kicker).
