The buyer finally reaches out to say that the bank is having a hard time seasoning a couple of the homes in their portfolio. 

I'm from Tampa Florida and I have a few clients that leveraged their portfolio to buy new properties.  

It is much more difficult to sell an entire portfolio that has become uninsurable (which would require a cash only sale) or that insurance rates are so high that no one wants to buy. 

They seem to indicate now their portfolio is 1B from earlier 500M.

It normally doesn't cost you any money to open and to be able to access that large amount of equity to buy or stabalize your current portfolio allows you so much more opportunity costs.For instance, I took a $200K LOC out on my primary residence when I first started in real estate.
