The original dining room doors open to a cozy patio, ideal for entertaining and relaxing.

I also have a glass guy coming on Monday to adjust the patio slider because they had complained that the door was becoming difficult to open.

If there are holes everywhere, along with piles of dirt and they added a patio which affected the drainage, it is hard to argue that they didn't contribute to the problem. 

The more modern plastic drains can probably take whatever you can put down em, but the older metal ones (and the metal under sink parts) can corrode / start leaking. 

Just replaced these SOR Lowes.White doors are steel $100 eachBurgundy is solid Oak $180 already coated with a plasticized coating.Took my maintenance guy 2 hours per door including completely removing the old doors & all new trim & caulking.I also get Appliances catch & dent.  

Then they think about what it's going to be like in the Summer with the windows open or when they're trying to enjoy a cocktail on the patio.

Before leaving they unfortunately stole my refrigerator, concrete patio set, fire extinguishers, extra materials for home, and any closet component they could get their hands on.

If it's a Romex type plastic sheathed wire, I wouldn't do the whole house.

Houses with enough space to park a boat... larger patios with basic outdoor kitchens to clean and cook the days catch.

You could easily grade the area, add steel edging and install decomposed granite with a hardener or stabilizer to create a low cost patio.
