Scare the hell out of people, then make them think they need to buy your course to save their a$$es…..So, I say that, because although any investor may need legal counsel….it’s not always that easy to find GOOD counsel….I realized at that point that I needed to educate myself fully, and THEN work with counsel….Can you do lease options properly and be sued…yes…Can you fly a plane and get ramp checked only to find you don’t have the W & B in the plane?

The subject property was located on a flat plane, so to speak, with no view of the ocean and closer to the busier streets of the city.So even though the subject property could have been had for significant discount there is no way in the world it would have been worth its closest comparable.Some people say that finding comparables is both an art and a science and I must say that it's actually much more of an art than a science.
