I spoke with them over the phone a few times and they seem super pro about everything.

He said there shouldn't be any repairs and whenever there were repairs, he paid for the materials and had them be installed.

An experienced agent would have worked with the seller to do the repairs before they sold, and captured the forced equity in the sale.

They are patient and able to talk me through any plans of repairs or maintenance.

Also, prioritize repairs over aesthetics if anything structural or foundational needs attention.

I put $6000 into repairs, mostly paint, new light fixtures, new appliances, painting cabinets and fix a small leak coming from the roof.

3) If their handyman can't handle a repair issue and they have to hire outside contractors, many PMC's will then charge a markup for their time - but they don't tell you this upfront or disclose in their management contract.

GC in my area cost 10% of the total and I would say that is worth it for what they provide, but if you have the knowledge and willingness to be on the phone with subs (and spend a lot of time on site) you could save that by DIYing it.

Feedback has not suggested property needs additional repairs/work, only that they are looking in a different area.
