What type of investing do you do personally?

I personally like the later, its a littler "slower" and the buyer generally feels like they can get all the facts, and puts the buyer in strong position to get remedy or additional concessions.  

I would like to get your recent experiences with rent to retirement - positives and negatives. 

I'm glad you have an umbrella policy for the first 10, but when you own them in your own name, a loss in one property can spill over to the others, and personally.

Do you have any experience using a piece of land as collateral for a construction loan?
