CONGRATS on debt free life!

I've flipped homes and land several times in my life...but it was actually unintentional believe it or not. 

I couldn't get it banned for the life of me.  

You will be 100% leveraged and you are paying top dollar, because the turnkey company needs to make a profit as well.Real estate is not for everyone and it can make your life miserable.

A person living independently or a group of persons living as a single household unit using housekeeping facilities in common, but not to include more than three persons who are unrelated by blood, marriage, adoption, or foster-child status, or are not Life Partners.Splitting the building into two 4 bedroom units is not allowed. 

The mine trap in commercial real estate is huge..... i don't know how many cycle of this I've seen in my life, but 2023 ain't the biggest, it took minimum 5 years before the dust settles.
