It's not fun doing your dishes in the tub but when all is said and done, it's a great way to build equity. 

I'd walk right up to the sales desk and ask them if they knew the person in my office had been lied too and in every occasional He told me to shut up I wasn't their mother and do what you're told. 

Occasionally other parts may need replacing (we are on our second inverter and it is having problems).Solar panels would cost me more than I could get in increased rents, raise my work load, require some maintenance, etc.The conservationist in me wishes I could justify putting solar onto each of our units but the economics do not warrant it.Good luck

I am currently learning as much as I can about REI and spending 4-6 hours a day reading, listening and watching, along with occasionally evaluating properties. 

Then write out an "occasional" list such as exterior painting, etc. 

Occasionally I'm out in LA, love writing there and of course the beach/people!

Cars are stolen almost daily and people are occasionally mugged in broad daylight at gunpoint. 

I know how we handle this issue in our own house, but that requires us to occasionally dispose of a dead mouse, something a vacationer is not going to want to do. 

When you have numbers and a long term outlook, it helps absorb the occasional short term loss.

Since we are buying AFTER the school season has started we know vacancy will be a challenge until next school year and are hoping to get some leasing for spring semester, but have entertained the idea of AirBnB, but the following questions have stopped me from pursuing it:The purchasing/transportation/assembly of furnitureThings will likely get ruined (sheets, dishes, furniture) will my cleaning lady/house mom really be willing to go out and buy these things and replace them?
