Hello,Does anyone have any recommendation on software used to mange rental properties?

Hey @Nicholas Rella - most likely not, otherwise people would be 1031'ng all of their capital gains indefinitely without reinvesting back into other properties (which is what the government wants real estate investors to do and the whole purpose behind the 1031 program).

He would handle the lead generation/marketing stuff and some other “back office” stuff and I’d be the “boots on the ground” and mange the properties.

Each LLC will need accounting and possibly a (business) Tax return--that will cost....Should you be multi-member, single member, instate domiciled, out of state domiciled, member manged, manager managed?

Depending on where you live/your work schedule, and your real estate desires (and where you invest) it may be advantageous (and still economically viable) to hire a property manager to mange tenants in the area.

In a nutshell, even though the actual loads (ie: Btu/hr) of the water heater, cooling, and heating system, are not anywhere close to that - my guess is that Title 24 dictates what the supply capacity (ie: the NG lines typically for the water heater and furnace) must be. 

I am thinking’s ng of doing some Airbnb at the same time S.O. was another great suggestion.
