This treatment (to a lesser extent) is something to expect from all contractors- Greece why you only believe 10% of what they tell you.My (totally unofficial, free, no warranties expressed or implied) opinion is that you should cut this contractor loose and either find a GC willing to bump you up in the queue in exchange for a cost premium, or learn to do it yourself.

After 45 - 60 days, and presumably making some improvements to the property, you can refinance the property - if you stay with the same lender, you can likely use the same appraisal as it would still be considered current.The "seasoning" period you read about so frequently amongst our neighbours to the south is not something that is universally applied amongst lender here in Canada.

Offer me a portion of your airbnb income above my rental rate and I might consider it assuming it is a property where other tennats and neighbours are not impacted by the high trafic.Bottom line is that guaranteeing to take care of the property is not incentive enough.

I personally would meet with every other upset resident, in person, and apologise for having allowed the situation to get so far out of hand.It is very difficult renting out a condo and the full responsibility falls on the owner to insure that having tenants in a condo does not ever upset neighbours.

And than we started to have issues - being no educated on property management we had got very bad tenants who destroyed relationship with neighbours causing a few tickets from the city, forced demolition of oven in our second unit.
