Hotels are tougher for many to underwrite and while the returns far out rank most property types, many fear the risk associated with them.

We have been using traditional financing thus far but I fear that we are close to our limit on acquiring properties through traditional financing.

I've NEVER accepted such an offer - - I fear the prospect has no job and may not be able to find one. 

Thanks Rob Myers for the mention of the exit strategy - that's been nagging at the back of my mind as well.  

The fear of the cost and hassle is what drives the difference.  

I also own BetterResidence, SelectShelter and SunnyShelter (all .com) but when polling friends, many replied both had immediate negative connotation (they thought of homeless and animal shelters) and I fear I will forever be asked if it's betterresidence or betterresidents.

The contractor reports to me that there's cats everywhere, the place SMELLS like ammonia..... he even refused the job because he got a terrible allergic reaction and the place smelled too bad.....Other than annoying instances of having to wait for him to get us cheks a couple days late, he hasn't been a problem.....But I fear the place will have a permenant smell, and who knows what other pet damage there is.....Should I threaten eviction?

(would love to get into East Boston, Chelsea, but fear it impossible with cash buyers and bidding wars!)
