Sounds like a good situation from the employment perspective. 

If i sell my SFR rental for $450k and equity is, for example, $200k...Can i invest 100k into a new SFR worth $275k and invest the remaining 100k into a sponsored DST or TIC (which deals are usually multiple hundreds of thousands of dollars?

I have also seen appraisers recognize that multiple ADUs by rule does not qualify for conventional F/f financing.  

At the time, just about everything was going for much higher price per square foot and with multiple offers.

I am very interested to see experienced host's perspective.

It has a lot going for it from a long-term rental/cash on cash return perspective, but I’m not too sure about short term rental demand and occupancy.

I am a long-term investor with a buy and hold property in Brooklyn, NY and I also own multiple lands in Florida and Mississippi.

Just this month, I’ve gotten under contract for my clients for multiple 20%+ cash on cash rental properties so there’s definitely tons of opportunity here.

But, this house went under contract in 3 days for $20k over ask, with multiple competing offers, in an area where the average days on the market for newly renovated flips is 100+ days!
