A lot of them will only point you in the "right direction" and have you consult with a licensed professional in that field (ie. structural engineer, licensed electrician, plumber etc) if there are any concerns. 

What I would do is hire a licensed contractor for this work. 

They don’t mention about being licensed.

If you wanna earn money brokering real estate, (which is all you are trying to do) go get a license and work for a broker.

Do they have an NMLS license number?

Again, it's really an attorney's question, and ideally the one licensed in both states.And, while talking to your attorneys, have them justify the need for an LLC.

I've heard from many that a license is required, but I still see a lot of "We Buy Houses" signs around.

He applied for the license under his name since he lives there and I basically run the Airbnb operations.

One of my friends has his securities 7 license and does lots of raises for DST's and other various sources of capital needs  (inventions, business start ups, etc.) 

This does happen a lot in my area and if the person is licensed and follows the rules of everything on the transaction, you should be good to go!
