An update,I was leaning toward the SFH without seeing it inside as I know the layout, I know it needs floors and wall work and so on.

You might want to start with just one unit, since you'll have to lay out more cash to furnish it, etc.

First guy did the framing for walls and layout of the basement, the door frame was too small for the door so it won't fit and he did the tile without cement under it.

So for round numbers this should be your capital layout:100k purchase price.

It needs a lot of work because the layout is all wrong but it is sturdy.

You just have to lay out those two termination options for them.

I really liked the lay out of the apartments and the remodeled ones looked really nice, and the cost to renovated each seemed reasonable(about 2-3k a unit, depending on appliances.

It is located in the area considered of several parallel streets with the duplexes with the same layout as ours.We never bothered to check it's zoning status.

Once you've ID'd 2 or 3 banks that like lending on the type of property you have, tell them, "Hey I am looking for a loan structure like this......" and lay out what you'd like to get and see what they can do.
