How can you walk into a Starbucks and pay for a coffee when merchants have to wait for the money to clear?  

I tagged 4 other BP members I knew and layed out the mission and that was to buy renovate to retail standards a home in the mid west ..

When I started out, I purchased a SFR then wished I had waited and purchase a MFR live in in one unit, rented out the rest.

@Ahmed Moustafa usually the loan servicer has the say with regards to a waiting period.

Why wait a year or two?

Sponsor quality far surpasses the "deal", assuming a qualifying criteria for a "good sponsor" is that they don't buy crappy real estate deals to begin with.Having said that, if a great sponsor is offering a deal you don't like for some reason, don't invest in it--just wait for the next one.
