We have an upcoming meeting with them to see how we can extend the loan a few more years to make the total monthly payment including installments for the annual property tax bill, which we’ve had to pay for them this year since they were late the last couple years and had to pay interest to the county.

For the son to qualify for the $250k exclusion, I believe he would most likely need to meet the ownership and use test, meaning he needs to own and live in the home as his primary residence for at least two of the last five years before the sale.

You seem to already have US based accounts, so you are good there too.The last item here is the definition of "good".

I realize people are trying to make a living, but anyone who cold calls me is the last person I'd use for any transaction (plus I have people for that!).

Definitely going to consider everything including your last point about 0% interest credit to actually execute the flip and get materials/labor.

With SFR, they appreciated at a national average of 3.8% from the last study that I read in 2024.
