@Jason DiClemente Parents did the due diligence and they confirmed it was healthy and in control...hard to shoot down their judgement given their years of experience and how conservative they are!

so this is very state specific.. and at the end of the day.. the original owner takes on massive risk to their FICO and in states were they can get a monetary judgement on top of a foreclosure they risk that as well. 

Check with your attorney as I am not one nor am I familiar with Ohio.You are only a week or two from legal judgement and control. 

Then the title company discovered there's a judgement on this person and proceed with paying back the judgement, the principal with interest was about $56k.

I hate to rain on the parade but I would really worry that he had the legal right to sell that property.  

They stopped all communication with me a week after moving out (which was about 4 months ago) until I sent them an email saying I was going to place a judgement via small claims court and report them to the credit bureaus.  

You can bring the summary of all damages later via a money judgement motion.
