Long term rentals have the least amount of interaction required, but short term rentals (AirBnB, etc) have higher profit margins - but require a lot more attention (some companies charge 30% for management and the daily turnover service, for instance).I would suggest you compare your potential rates of return from real estate with other investment vehicles.

I’m gonna be frank, you will not quit your job buying rental properties, Brrr’s are incredibly hard to make work, for instance I bought a property at about 50% of arv which is crazy hard to find, I could probably pull all my money out but I’d stil be cash flow negative.

Chicago basements/adu's are so tough to understand.Have you had any instances where some areas were slightly under 7' and inspectors made the owner/contractor rip out the floor because it was not adequate?

@Mike M.Im an active investor in indy with 8 units and ive seen a couple instances where the properties that were sold arent in bad locations (gentrifying) so there are wholesalers who prey on morris invest homes and buy them cash for pennies on the dollar to flip them.The issue for these poor owners is that they dont know the true value of their homes in most cases and also that they have spent their life savings, sometimes using credit cards as mentioned above and are in major financial distress... really really sad to see across the board.Sorry to hear your story @Charles M.
