Three words: Asset Price Inflation.Remember all that money the Fed printed years back (Quantitative Easing) - simple economics tells us you cant inject this much money into a system without causing inflation, but consumer prices haven't moved much so what happened?

Taking this market and pumping mass $ injection.

Another great strategy is to get 1 or more business partner,(s) form an LLC and tap into small business funding with equity injections through SBA or other financing.

However, in an effort to slow the cash bleeding and get the all ABB’s up and running I have injected myself into projects that I could handle to save money.  

I have 70% financing in place, and I am looking for an equity partner to inject $85K to close the deal. 

The default rate increases exponentially the less a borrower injects into the deal and when you couple that with the property being non-owner-occupied, I don't know of a bona fide lender anywhere that would do that.

Depends if there is extra ground to build on.If you can get an SBA loan at 3% for 20 to 25 years with 10% to 15% cash injection or collateral; Traditional loan 25% to 40% collateral, but 5 year note renewals.

But in return, you take a larger stake in the ownership of the property, or the income generated, to compensate you for your capital injection.
