Hi Braeden, my advice would be to shop around for other companies if that is the initial quote you got. 

I found most of mine through Eventbrite and Meetup.com initially.

I get the fact that they want to be compensated for generating the initial inquiry however, wouldn’t they just charge the standard 5% rate?  

Personally, I wouldn't spend money on an attorney because 1) I think the covenants/restrictions can sensibly be used against STRs and 2) because the HOA potentially has deep pockets if the officers decide to fight because they can pass the cost of the fight to the home owners.I would reach out to the officers to get their sentiments and to plead my case, and I would start building my case with the other homeowners. 

I don’t know why we didn’t get that vital piece of info in our initial meeting.So my wife and I are extremely relieved .She says she will stay on as a courtesy and if things come up it will just be an “ hourly “ rate for emergency type situations or basic boots on the ground necessities.We really like her enthusiasm and positivity and she is great at communicating and seems  sincerely empathetic to our situation.

Initially rented to long-term tenants, it generated modest cash flow of a few hundred dollars a month with a 4.25% rate.

It’s now mid-November.After double-digit requests through phone/voicemail to almost every phone number option in the menu, emails, messages onto their web site, Facebook messages and comments, I had to initiate a chargeback. 

My initial goal was to long term buy and hold but am thinking holding properties long enough so I do not get the capital gains tax and selling then 1031 exchanging to getting more properties or more expensive properties. 

Anticipation of these cuts initially moved mortgage rates downwards to their lowest in nearly 20 months.
