Troy  just because a property does not meet the 1% rule or .08 does not mean your over paying. in many markets top shelf real estate only hits the .03 rule or .05  1% rule is in markets that are generally flat on appreciation or historic appreciation and or risky vis a vi the tenant base.. 

With no money in or very little, ROI goes to infinite soooo, what am I missing? 

This particular property might be too far away (90 mins) for us to keep so we aim to do a fix and flip however the backup plan if we cant sell it at the price we want ($265,000) will be just to rent out the bottom floor unit, refinance it, pull all of our money our, and hold it with infinite cash on cash return.

We are now in infinite return territory, as our basis is now zero (rather its negative, since we came out with a profit).

Last week... there was a nude photo in a house right out in the open on the living room shelf for all to see ... as we toured around,  total silence, no one mentioned it, no one commented on it.

People do an infinite variety of things, half of them stupid and destructive.

I will also be sure to read Brandon's book, @Jeremy Wirths- it's on my shelf, I've just been immersed in the other great BP reads.

I have a shelf full of books but this is a good general investment read.
