A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

Well...they can, but they would be lying or just plain wrong!

Many of them become entitled and create problems, particularly for amateur landlords that don't know how to manage well. 

Cash buyers & investors are also skiddish due to the increase in crime as well as DC’s crackdown on AirBNB’s and tenant/friendly TOPA policies.

Going to all the inspections helped me a lot as well.

If you had also spend money on renovations and improvements while occupying those should have gone into service then as well.
