The hurricanes certainly didn’t stop Californians and New Yorkers and everybody else in the US from flocking to Florida in droves pre-Covid and during Covid and I think it’s always going to be a popular tourist destination and place for people to want to live.

I am incorporating several tree houses in a development I am working on and because they are such a unique experience I have found every tree house experience is rented out 12 months in advance and attracting top dollar.  

As another contributor posted, we treat all tenants the same including providing a walk-through/showing of the property pre-rental.

By the way, that's one of the reasons I don't want to touch pre-foreclosures, with accounts delinquent for 60 days.

Technically, the IRS could pursue the Substance over Form doctine if they believed this was all done for tax avoidance in pre planned steps.

For the remodel I am thinking of extending the main home (which would make it "L" shaped") to incorporate the detached carport and detached bedroom/bathroom.

I think it is easier to find a deal if you are house hacking since your deal doesn't need to be a home run; it just needs to be better then the alternative (paying rent).To be completely honest the loan officer never clarify why I got pre approved for 300K and when i got into a contract for 268k and we were ready to close they said I was 800dollars off.
