She senses the weakness and will try to take advantage of the situation.I think there's a 90% chance she will disappear if you ignore her.

Although in this instance I think it's more out of what could be termed ignorance versus having their heads buried in the sand.

I've filed the eviction, they've been served with the paperwork, and now all that's left is for me to wait for the next steps and hope I filled everything out right (Denver county's process is making my head spin, and I'm having to do this without a lawyer because of cost) while in the meantime my tenant is otherwise just ignoring all my texts and notices and also (it feels like) acting like nothing has changed, still having people over for dinner, still walking in and out of my front door like no problem...leading up to this point I've had multiple informal conversations with this person about the toll their unpredictable behavior around payments has had on me.  

As a result of this confusion and, more importantly, simply not knowing these rules (or knowing but ignoring them), investors never know if they will receive a 1098 from their private lender.

I ignore the Zestimate as I find that it overstates the value of tax sale properties, which are generally in worse shape than the comps Zillow's algorithm is using.

In this industry, ignorance can be risky, so having a mentor is key to success.

And she IS month to month- So I guess I'll give this week to ignore me more and then at the end of the week I will let her know she needs to inform me no later than May 1, 2024 if she is staying or going.
