Since I will be refinancing with a DSCR loan, is there any benefit to transferring the title to my llc now that I’m moved out and not stuck with the FHA requirements? 

yes 100% financing is likely not going to happen. i say likely because I'm sure there is someone out there somewhere who would willing to take this on, but certainly not going to be an easy find. ground-up construction is more challenging as well, as you will need to evidence your experience w/ previous ground-up construction deals where you are on title. this is how lenders feel warm and fuzzy about lending you so far above and beyond the existing land value before anything is built on it. 

We do have title insurance as well and when we spoke with the closing attorney, he told us that when they look into title, this type of issue is not found, instead they find liens that the property could’ve had previously.

Tell them you have a great title company they can use that will help them close deals. 

The property is now valuing minimum at 365K via Zillow, HAR, and in the 400's with CreditKarma, with identical / neighboring units selling +$20,000.00 more than those estimates.

There will be some title fees (or attorney fees if you're closing with an attorney) but they'll usually be pretty modest.

Then, upon resale, does this private lender simply inform the title company of the payoff?
