Drywall installation and finishing is harder than most people think and whoever did that job - see the tape showing - didn't think too hard about it. 

It is hard to beat the appreciation, cashflow, tax benefit and the hedge it provides against inflation.

Hi @David Naphy having a hard time with the numbers honestly. 

I used to cold call, skip trace, send mailers, and don't get me wrong you will get success from it like James above, however as you gain experience you will realize you need deals faster, easier, cheaper, and with more "meat on the bones" and in order to have that you need constant deals flowing through your eco system and that's hard to do with mailers, cold calls, VA's and skip tracing etc.

Not realizing I was only getting a few hundred a month from it and from a cash-on-cash perspective I'd have been better off buying TBills with the click of a button instead of all the hard work, stress, time, and planning I put into it. 

I haven't hit it hard yet this year,  trying my hand at pre-foreclosures.I don't use a CRM, I'm hand writing letters and reaching out according to a criteria I dictated.
