Much of my career was focused on REO properties, during which I ran a parallel small business that handled property inspections and performed BPOs for banks.

I admire that you've handled most of the filings yourself, but I’d prefer to take a more hands-off approach.

We handled everything in-house from the point that we acquired the properties to listing them on our website and pushing them out thru an internal sales force that did outbound calls to investors.

Should I go with this architect person to handle it?

We are looking to wholesale outside of our chosen market to help build capital for projects within our chosen market (Louisiana) as I have potential deals in other markets and am not confident in how to proceed with them contractually, (don't want to be stuck with a bill I can't handle currently and also want to ensure I'm operating correctly).

There are property management companies that handle everything—from guest check-ins to maintenance—so you don’t have to worry about being hands-on.

Turnkey companies usually handle buying and renovating the property, then partner with a local third-party management company to handle day-to-day operations.
